Please be aware of permit requirements for repairs after storms. Residents who may have experienced wind damage or water intrusion in their homes must understand that permits are required for repairs. Changes to Final Roof Inspection (B139) for a Tile Roof

Beginning on October 14, 2024, all Final Roof Inspections for tile on new construction and re-roofs will be conducted in one of the following ways:

  • Virtual Inspection: The contractor or their designated representative will inspect through FaceTime with the County inspector.

  • Third-Party Verification: Alternatively, we will allow a Tile Affidavit for Final Roof Inspection on site; this may be located under our Forms and Applications. Options for submitting:

    • This must be notarized by a third-party roofing contractor in good standing with a State of Florida license and onsite for the Final Roof inspection for a tile roof.

    • A design professional (architect or engineer) in good standing with a State of Florida license must sign and seal the affidavit. If the affidavit contains a wet or embossed seal, it may be on-site for the inspection. Digitally signed and sealed affidavits must be submitted to BPCustomerService@seminolecountyfl.gov for digital signature verification. For digital signature verification, submit at minimum of one business day prior to the inspection to allow time for review. The applicant may download the verified digital signature copy from ePlan to have on-site for the inspector conducting the Final Roof inspection for a tile roof.

To coordinate with an inspector, please look online or contact the office at 407-665-7050 starting at 7:30 a.m. the day of the inspection to obtain the inspector’s cell phone number. The inspector will provide a two-hour window for the inspection.

Please be aware that on business days, inspectors begin work at 7:30 a.m.


Effective October 21st, 2024, the Office of the Governor executed Executive Order Number 24-235, extending the original Executive Order 22-218, to facilitate the performance of roofing work by certain contractors that the State of Florida already licenses.
