Foreclosure and Vacation Rental Registration Requirements

Seminole County has registration requirements for both foreclosed residential properties and for properties utilized as vacation rentals. The County has contracted with Avenu Insights & Analytics to administer the registration process for both types of properties.

Foreclosure Registration Requirements

The Seminole County Board of County Commissioners has established a process for the registration of abandoned real property located within the unincorporated areas of Seminole County to protect neighborhoods from becoming blighted through the lack of adequate maintenance and security of abandoned and vacated properties.

Any mortgagee who holds a mortgage on real property located within unincorporated Seminole County shall perform an inspection of the property that is the security of the mortgage upon default of the mortgagor, at the time of the issuance of a Notice of Default. If the property is found to be vacant or shows evidence of vacancy, it shall be deemed to be abandoned real property and the mortgagee shall, within ten (10) days of the inspection, register the property with the County or authorized agent on forms provided by the County. A separate registration is required for each abandoned real property.

Vacation Rental Registration Requirements

Seminole County Land Development Code requires that a vacation rental as classified in Section 509.242, Florida Statutes that is being advertised or offered to the public must be registered by the Responsible Party with the County’s third-party vendor, Avenu Insights & Analytics. The Responsible Party for all new and existing vacation rentals located in unincorporated Seminole County must register to assert and demonstrate compliance with the requirements of the County’s Ordinance.
